Painting costs — guidance, not a quote

Painting is priced once the surfaces have been inspected. These factors move the cost up or down.

What drives the cost

  • Type of job: a single room, a full interior, cabinets and trim, or a full exterior.
  • Condition of the existing paint — chalking, peeling, mildew or failed caulk all add prep.
  • Access: ladders, lifts or scaffolding, and protection of landscaping.
  • Number of colours and whether walls, ceilings and trim are included.
  • Local climate (UV, humidity, salt air) affecting exterior product choice.
  • EPA RRP lead-safe requirements when paint is disturbed in pre-1978 homes.

Insurance notes

Sudden damage from a covered event is treated differently from wear and tear or deferred maintenance. Whether and how much your insurer pays depends on the policy. Photograph damage and keep receipts for any emergency work.

Why there is no price list here

Two rooms that look alike can need very different prep once adhesion, mildew and substrate are checked, so any fixed price would be guesswork. Official licensing and lead-safe guidance is linked below.
